- minpaku is different from region to region; pay attention to local rules (kyoto is max 2, and designated months, host has to be present in house). most places are 6 months,
- getting license as a foreigner: getting translation, etc. lands around $3,000. can also get a hosting license (minpaku: private lodging, short term rental business; airbnb requires the license. different for municipality- turns into home leasing) where you can rent out short term through the year (2-3 days). vs hotel license (yokan-go. more commercial). structural guidelines (earthquare and fire controls, equipment). gets more complicated if you're an official company,
- can go into different house listing for different zones for licensing,
- need to have a bathroom and shower,
- long-term contract has to be for a month at a time,
- as long as you can get people to the space, you should be good
