- within 2-3 hours of Tokyo by train/car (pref train)
- in the general west direction (towards Kyoto + Osaka)
- ideally situated on a decent-size plot of land (bonus points for forest/stream/pond/onsen/waterfall); at least 250-300 sq m
- land useful for farming/gardening, nature appreciation, space for more structures, etc
- optional: within driving distance of mountains/beach/onsens
- proximity to another Akiya (potential second location we can renovate, important for scaling)
- within 20-30 mins drive/train of a town (for groceries/supplies/small outings)
House:
- inner sq area > 100 sq meters
- large enough to comfortably house 4-8 people (we can expand capacity with new buildings, modular housing, or buying another home nearby)
built after 1981 (new earthquake codes)
- major pts for traditional Japanese-style home
- well insulated for winter living
Ops:
- Akiya vs Pension - thinking we start with a pension near an akiya (livability + scaling + renovation challenge/content, buying a house is cool but fixing one up is a ~journey)
- for first home, ideally at least 60% livable on Day One
- ideally also doesn’t include a gut renovation
- price range of $30-60k (ideally ~5M JPY)
- one resident should be native Japanese/speak Japanese/community manager
- genesis cohort will be more ops/renovation/interior design focused (decent lift to get the house set up) + 1 videographer to document the journey
- internet - the faster the better (my understanding is this can be improved)
